  • Check-in is after 4pm and check-out is by 10am.
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
  • Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.

  • Enter the main level from the paved parking area, with just a couple of stone steps into the house.
  • The garage is not available for guest use.

Property and Neighborhood Rules

  • No pets are allowed in this home. The Owners' dog has stayed in this home, but it is not pet friendly for new reservations.
  • No smoking allowed inside the home. No trace of smoking is to be left outside the home.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
  • No events, parties, or gatherings above the posted occupancy are allowed at any time. Keep outside noise respectable.
  • Sweetgrass is an environmentally conscious community that observes a catch and release fishing policy to ensure a sustained fish population.
  • The Sweetgrass neighborhood does not permit firearm discharge, fireworks, golf carts, dirt bikes, four wheelers, loud music, or other objectionable noises that disrupt the quiet enjoyment of the natural environment. During quiet hours (10PM – 8AM), all outdoor noise should be kept to a minimum.
  • Children allowed.
  • Minimum age to book: 25 years.

Fees and Payments

  • Firewood may be purchased at the time of booking or with a week's notice. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax per night.
  • All bookings are subject to a $50 cancellation fee.

Parking Information

  • Free parking is available. Enter the main level from the paved parking area.
  • The garage is not available for guest use.

Utilities and Amenities Access

  • All BRMR homes offer well-stocked kitchens with cooking basics and utensils. There is also a starter set of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. These items are provided for one or two nights.
  • Towels and bed linens are provided.
  • Clothes washer and dryer are provided.
  • High-speed internet is available.
  • Dishwasher, oven, stove, toaster, hot tub, and climate control are available.
  • TV, ironing board with iron, and ice-maker are available.
  • Smoke alarm and carbon monoxide detector are provided.
  • Hair dryers are not provided.

Safety and Emergency Information

  • 4WD/AWD and/or chains are recommended during winter (Nov–March). Travelers visiting during the winter months should come prepared with an AWD or 4WD vehicle; chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared, as outlined in the Rental Agreement.
  • Do not leave food or trash outside as it could attract animals.

Cancellation Policy

  • Bookings canceled 30+ days before arrival will receive a refund of the deposit.
  • Bookings canceled between 15–29 days before arrival will receive a refund of half of the deposit.
  • Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
  • All bookings are subject to a $50 cancellation fee.
